Packages & pricing

Three packages. Published bands. No mystery number.

Roofing quotes are notoriously hard to compare because two contractors quoting "a new roof" are rarely quoting the same work. We fixed that by defining three packages with written specifications, and by publishing the price bands we work within before you ever speak to us. Your actual figure comes from the survey — but you should know the shape of it first.

What a roof costs, by market

Published per country rather than as one band across all three. A single cross-market figure understates Austria badly and reads as if its top were the top of the market — it is not. These spans run from the cheapest Basic Reroof to the dearest Solar-Ready Roof in each market.

Slovenia
€80–245 /m²
Italy
€120–330 /m²
Austria
€110–480 /m²

Austria is the dearest of the three because a full Dachsanierung with insulation, Unterdach and sheet-metal work is a materially larger job than the Neueindeckung that cheaper national figures describe. Comparing the two as if they were the same roof is the most common mistake a homeowner makes when reading quotations.

All figures exclude VAT. VAT is added at the rate applicable in your market and always appears on the written quotation as a gross total. In Italy, qualifying residential renovation attracts the reduced 10% rate. If you are reading a number here as the amount you will pay, add VAT to it first.

Basic Reroof

The roof rebuilt properly, without the energy works.

  • Slovenia €80–150 /m²
  • Italy €120–200 /m²
  • Austria €110–200 /m²

All figures exclude VAT

The spread across markets is real: the same specification costs more in Austria than in Slovenia, and we show each market separately rather than averaging them into one misleading band.

On a 150 m² reference roof

Around €17,000 in Slovenia, €24,000 in Italy and €23,000 in Austria at the midpoint.

Best for

A covering at the end of its life on a house you are not otherwise renovating, or a roof where the insulation was already dealt with.

Energy Roof

The same roof, with the insulation done while it is open.

  • Slovenia €140–220 /m²
  • Italy €180–300 /m²
  • Austria €220–450 /m²

All figures exclude VAT

Driven by insulation thickness and by the airtightness detailing, which is labour. Austria sits well above the other two: a full Dachsanierung with insulation, Unterdach and sheet-metal work is a materially larger job than a recover.

On a 150 m² reference roof

Around €27,000 in Slovenia, €36,000 in Italy and €50,000 in Austria at the midpoint.

What's included

  • Everything in Basic Reroof
  • U-value calculation against the requirement at your address
  • Condensation risk assessment for the finished build-up
  • Continuous above-rafter insulation, taped and sealed
  • Airtight vapour control layer with sealed penetrations
  • Thermal bridge detailing at eaves, verge, ridge and abutments
  • Ventilation path maintained where the build-up requires it
  • Documentation pack for energy schemes and tax relief
  • Thermographic verification photographs on request

Not included

  • Wall or floor insulation
  • Window or rooflight replacement
  • Heating system works
  • PV modules, inverter or electrical works

Best for

Almost every house built before modern energy requirements — and mandatory in practice if you want the work to qualify for national energy incentives.

Solar-Ready Roof

Built now so the array can go on later without touching the waterproofing.

  • Slovenia €155–245 /m²
  • Italy €200–330 /m²
  • Austria €240–480 /m²

All figures exclude VAT

The photovoltaic interface is a fixed line item on top of the roof scope. No public tariff exists for it in any of the three markets, which is why we publish our own rather than pointing at a guide.

On a 150 m² reference roof

Around €30,000 in Slovenia, €40,000 in Italy and €54,000 in Austria at the midpoint. Panels, inverter and electrical works are a separate purchase and are never inside this figure.

What's included

  • Everything in Energy Roof
  • Structural capacity check for PV dead load and wind uplift
  • Mounting grid set out and fitted with the covering
  • System-supplier hooks or seam clamps matched to the covering
  • Every penetration flashed under the roof warranty
  • Conduit and cable route to the intended inverter position
  • Provision for DC isolation and firefighter access
  • Setting-out drawing with exact bracket coordinates
  • Written confirmation the roof warranty survives a compliant array

Not included

  • PV modules, inverter, DC/AC works or metering
  • Grid connection application
  • Battery storage
  • Yield guarantees of any kind

Best for

Anyone replacing a roof that will outlast the decision about solar — which is every roof, because a new covering lasts decades and an array decision lasts a couple of years.

Every worked example on this page uses the same 150 m² reference roof: a straightforward pitched roof, two planes, one chimney, no dormers, ground-level scaffold access. It exists so numbers can be compared, not because your roof looks like it.

Estimate your roof

Pick your market, your package and your roof area. The result is the published benchmark band applied to your area — the same arithmetic you could do yourself, with the sources stated. It is deliberately not a quotation.

Published bands, all three markets

Euro per square metre of roof area, with the figure each band produces on the 150 m² reference roof beside it.

Benchmark only. Compiled from published national cost guides and contractor marketplaces. It excludes VAT treatment, difficult access, structural rebuilding, heritage constraints and anything a survey would find. A written quotation follows the survey and does not move afterwards.

These are RoofPruf ranges for the scope each package contains, stated per market and excluding VAT. We set them against published national cost guides and contractor marketplaces — Mojmojster, Primerjam and Omisli in Slovenia; Instapro and ProntoPro in Italy; MyHammer, Daibau and BauCheck in Austria — but the comparison is a sanity check, not the source. Cheaper figures in those guides describe a lighter scope. They are ranges, not quotations; your figure follows the on-site survey.

Start with the survey. Decide after you have read it.

A fixed-fee survey, a written condition report with annotated photographs, a realistic remaining service life and a costed action list. Credited in full against your project if you go ahead — and still useful if you do not.
