A roof leaking right now

Two things matter while water is coming in, and neither of them is a call to a roofer. Stay off the roof and out of the loft while it is wet, dark or windy — most serious roofing injuries happen to owners investigating, not to roofers working. Then limit the damage only where you can do it safely from inside: move what you can, put a container under the drip, and switch off any circuit the water is near. After that, write to us with the address, what you can see and where, and ordinary photographs taken from the ground or a window. Ask your own insurer, separately, what evidence it wants and who it will accept as the author of it — that answer decides what is worth doing next, and in what order. We reply in writing, and that reply says plainly what can be offered and what cannot.

Why an urgent leak and a reroof are different problems

Roofing labour is genuinely scarce across all three of our markets — the sheet-metal and roofing trades sit on the official shortage-occupation lists in both Slovenia and Austria. That scarcity is exactly why most contractors cannot come out for two weeks: whoever could help is on a job they cannot leave. It is also why we will not publish an attendance window we have not measured. Tell us in writing what is happening and we will tell you, in writing, what we can and cannot do about it.

Ask your insurer before anything is disturbed

What a policy responds to, what it needs written down, and who it will accept as the author of that evidence are all set by the policy — not by a roofer, and not by us. Ask your insurer those questions early, because the answers change what is worth doing and in what order. Keep your own notes as you go: what you saw, when you saw it, and ordinary photographs taken from somewhere safe. Owners who report a leak with nothing written down routinely lose the argument about whether it was a storm or ordinary wear.

  • What evidence does the policy require, and in what form?
  • Who has to produce it — will my own photographs be accepted?
  • Does anything have to be looked at before it is disturbed or covered up?

Access decides more than most people expect

In dense urban fabric — Italian condominio courtyards especially — erecting a scaffold to reach one valley can cost more than the work itself and take a week to arrange. How a roof is reached changes what anything costs and when it could happen, so it is worth establishing early, whoever you end up asking.

Should I repair or replace?

Repair when the covering has real service life left and the failure is localised — a slipped tile, a failed flashing, one bad valley. Replace when you are repairing the same roof repeatedly, when the battens or membrane have failed generally, or when you are about to spend money on a repair that will be demolished within five years anyway. Our survey report gives you a realistic remaining service life and prices both routes, so you can see the actual trade-off rather than being steered toward the bigger job.

How fast can you get to an active leak?

We do not publish an attendance window. We have not measured one, and a figure invented for a website is worse than no answer at all — which is also why there is no round-the-clock number: a line nobody picks up at three in the morning is worse than no line. What should I ask my insurer about a roof leak?

Three questions, and ask them early: what evidence does the policy require, in what form, and whose evidence will it be treated as — your own, or somebody with a particular qualification? The answers vary between policies and they decide what is worth doing and in what order, including whether anything should be left undisturbed until it has been looked at. Keep your own notes and ordinary photographs from a safe position while you wait. We are not loss adjusters and we do not act for you, so we will not tell you how your policy will respond; asking your insurer directly is faster and more reliable than asking a roofer to guess.
