Austria has the strongest demand signal of our three markets and the highest barrier to entry. Permitted dwellings rose 3.7% in 2025 and about 7.7% year on year in Q1 2026, while roofers and sheet-metal workers sit on the official shortage lists — and Dachdecker is a regulated trade under the Gewerbeordnung, so you cannot simply hire crews and start. Premium homeowners here buy long guarantees, proven snow and wind fixing, and a single party responsible for the whole envelope.

Austria is where the largest tickets and the strictest requirements coincide. A retailer benchmark of roughly €35,000–45,000 for reroofing 150 m² together with above-rafter insulation sits in the upper half of the renovation range, and reflects what a properly insulated premium roof actually costs here.

Building law in Austria sits at provincial level. The OIB directives provide the common technical basis, but the binding version arrives through the law of your Bundesland and can be adopted with deviations — and the provinces are currently at different stages of adopting different generations. A roof specification therefore has to be determined from the property address, not from a national default.
Roofing is a reglementiertes Gewerbe. Carrying out the work requires the appropriate trade authorisation and a qualified responsible person, which is why an "Uber for installers" model does not work in Austria. Treat that as your first filter: ask any contractor you are considering, us included, to show you the trade authorisation and name the responsible person on it before you appoint them.
The statutory warranty period for immovable property is three years. A commercial Garantie is a separate voluntary undertaking and can be far longer — PREFA offers 40 years on qualifying materials, BMI Bramac a 30-year system guarantee, Wienerberger/Tondach 33 years on ceramic tiles under stated conditions. We set out clearly which of these applies to which part of your roof.
Beyond the EU-wide CE and Declaration of Performance regime, Austrian practice leans on ÖNORM and EN standards at product level — manufacturers tie tile guarantees directly to conformity with ÖNORM EN 1304, for example. Non-conforming product means no guarantee, whatever the invoice says.
