Roof inspection and drone survey

A roof survey is a drone and hands-on inspection producing a written condition report: what the roof is made of, the condition of each element, a realistic remaining service life, and a costed action list split into urgent, this season and monitor. It is written to be useful even if you hand it to another contractor. A survey that only works as a sales tool is not a survey. Ours is written to stand on its own: what the roof is made of, what condition each element is in, how much service life is realistically left, what needs doing now and what can wait, and what each of those items costs. If you take that document to a different roofer, it will still be useful. That is the point.

What a drone actually adds

It is not about the footage. A drone reaches the far side of a ridge, the back of a chimney and the middle of a valley without a scaffold or a ladder — which means those areas actually get inspected rather than assumed. The orthomosaic also gives us a measured plan area, so the quantities in the quotation come from measurement rather than an estimate off a floor plan.

Buying a house, or selling one

A roof is the single largest deferred-cost item in most residential purchases and the one a general building survey covers most thinly. A dedicated roof report before you commit turns a vague worry into a number. Sellers use the same report the other way — evidence that the roof has life left is worth more than a discount off the asking price.

Periodic inspection after we hand over

Every roof we build gets an inspection offer at intervals, because the cheapest roof failure is the one caught while it is still a displaced tile. Blocked valleys, slipped flashings and failed sealant are trivial to fix and expensive to ignore.

Do you charge for the survey?

Yes, a fixed fee — and we credit it in full against your project if you go ahead with us. A free survey is a sales visit whose cost is inside the quotation anyway. Charging for it means the survey gets the two or three hours it needs and is done properly, and it produces a written report you can take to another contractor if you would rather.

How do you work out how much life my roof has left?

From condition, not age. We look at the state of the covering itself, whether the battens and membrane are intact, how the flashings and abutments have weathered, whether the ventilation path is working, moisture readings at the points where water collects, and any structural deflection. A forty-year-old roof that was built well and ventilated properly can have fifteen years left; a fifteen-year-old roof with a failed membrane and no ventilation may not have five.

How long does the survey take and when do I get the report?

Two to three hours on site for a typical house, including the drone flight and the loft inspection. The written report follows once any structural or permit check it depends on is finished, and the three package quotations follow the report. We confirm both dates in writing after the survey rather than publish a window we have not measured.
