Roof replacement in Slovenia, Italy and Austria

A roof replacement is the removal of an existing covering down to the structure and the rebuilding of every layer above it: membrane, counter-battens, battens, covering, flashings and rainwater goods, with the timber repaired where it has decayed. It is specified before it is priced. Most roofing quotes are a single number attached to a vague description of the work. Ours is a specification: every layer named, every product carrying a Declaration of Performance, every hidden layer photographed before it is covered. The price does not move unless you change the scope or we find rot in the structure — and if we do, you see the photograph before you see the variation.

Slovenia €80–150/m², Italy €120–200/m², Austria €110–200/m², excluding VAT. On the 150 m² reference roof that is around €17,000 in Slovenia, €24,000 in Italy and €23,000 in Austria at the midpoint. Your figure comes from the survey.

The survey comes first, always

We do not quote a roof from a photograph and a postcode. We put a drone over the roof, walk the loft space where one exists, and record moisture, deflection, ventilation and daylight through the covering. That record becomes the scope, and the scope becomes the price. It is slower than a phone quote and it is the reason our variations are rare.

Three packages, not an open-ended estimate

Every replacement is quoted as one of three packages — Basic Reroof, Energy Roof or Solar-Ready Roof. Each has a written specification you can compare against another contractor line by line. Where a roof genuinely needs something outside the package, it appears as a separately priced item rather than disappearing into a round number.

  • Solar-Ready Roof: the above plus the structural and waterproofing interface for PV

The structure is checked before the covering is chosen

Swapping a bitumen covering for concrete tile can more than double the dead load on a rafter designed decades ago. Where the covering class changes, we run the load case for the actual member sizes and the local snow and wind actions before the material is ordered. In Italy that check follows NTC 2018; in Austria it follows the OIB directive as adopted by the individual Bundesland; in Slovenia it follows the technical guideline referenced under GZ-1.

Hidden layers are photographed, not described

Once the covering goes on, nobody can see whether the membrane was lapped correctly, whether the counter-batten was continuous, or whether the valley was formed properly. We photograph each of those before they are covered, geotagged and timestamped, and hand them over with the dossier. If you sell the house, the next owner gets evidence rather than assurances.

How long does a roof replacement take?

A straightforward pitched roof of around 150 m² is typically three to six working days on site once the scaffold is up. Add insulation and it becomes six to ten. Add structural repair, dormers, complex valleys or a PV interface and it can reach fifteen. The contract names a start date and a handover date, and if weather moves them we tell you the same day rather than at the end of the week.

Do I need a permit to replace my roof?

It depends entirely on what the work touches, and the honest answer is that nobody can tell you nationally. If you are replacing like with like and nothing structural, energy-related or protected is affected, often not. If the structure, the form, the volume, the energy performance, seismic compliance or a heritage or landscape designation is involved, then usually yes. In Italy this is decided by your comune and region; in Austria by your Bundesland; in Slovenia by how the intervention is classified under GZ-1. We establish it during the survey and tell you before you commit to anything.

Will the price change once you open the roof?

Only if we find something the survey could not see, and only with your written approval first. The most common case by far is decayed timber under the covering. When that happens you get the photograph, the metre rate agreed in the contract, and the total before anyone cuts anything. We price timber repair per metre in every contract precisely so this cannot become an open-ended bill.

Can we stay in the house during the work?

Almost always, yes. The roof is opened and closed in sections so the building is weathertight every evening, and interior access is only needed where we are working inside the loft. It is noisy, there is a scaffold outside your windows, and there will be dust in the loft — but you will not need to move out. Flat roof works over a habitable room are the usual exception, and we tell you in advance if yours is one.
